The project included 450,000 sq/ft of mixed-use space including residential, retail, office, and dining. There are 22, 15, 10, and 5-story portions of the building. A total of 1,200 beds were included in the design and 8,800 sq/ft of retail on the ground floor below the offices. There is 9,000 sq/ft kitchen, 9,800 sq/ft dining hall, and 30,800 sq/ft of office space in the five-story building. The project is LEED Gold certified. The HVAC design for the facility consisted of a centralized 1200 ton chiller plant with high efficiency water cooled chillers. High efficiency modular boilers totaling 28,000,000 BTU’s were also provided. In addition all AHU were provided with the integral ERV’s. The plumbing engineering design consisted of heat exchangers so as to eliminate the need for domestic hot water storage tanks thus increasing system capacity. Low flow fixtures and water closets reduced water use by 30%. Construction cost of the building was $175 million.
