The project scope of work included renovations to an existing 7-story, 160,000 sq/ft residential building. The new program included graduate students residential suites that consist of shared bedrooms, kitchens, and bathrooms. There was a full service kitchen with support areas on the first floor. The project has an estimated construction cost of $62 million. The project was being constructed under an integrated project design type scenario. As part of this scenario, we contracted directly with the construction manager. The project is LEED silver certified.
The HVAC system will include an independent 200 ton air-cooler centrifugal chiller, complete with integral variable speed drive for superior full load and part load performance. Heating for the building was provided from the Campus High Pressure Steam System. The electrical system included normal and emergency power as well as a new fire alarm system. A Category 6A Commscope Systimax Certified Structured cabling system was utilized as the basis for the Communication systems throughout the building. As part of R.W. Sullivan’s commitment to sustainable design, the plumbing fixtures will be ultra-low flow types, with 1.28 GPF water closets, 1.5 GPM shower heads and 0.5 Gallons per Cycle metered lavatory faucets.
